Optional Services to Enhance Your Property Listing
Add affordable value to your listing by opting for any of our optional services. We recommend considering these additional services with your real estate listing to help you sell faster and for a better price. These items’ prices are added to the flat fee you pay for your MLS listing and include the following options:

Professional HDR (High Dynamic Range) Photography
- 25 photos $249
- 20 photos $225
- 15 photos $199
- 10 photos $189
- Only applies to bronze and silver package. Additional photographs over initial 25 photos taken under Gold package – $10 per photo.
*Photos must be taken within allotted session time. Seller needs to be present at the time of photography and property needs to be in presentable condition. If you request more photographs in addition to those in the package you initially chose, you will be responsible for additional costs associated with those photos. A mileage surcharge will apply to photography requested for properties outside of a 35-mile radius from downtown Chicago. Any additional time spent or additional services rendered will incur a cost to be paid by the seller. Sellers are responsible for any photography retake charges, including late charges and retakes caused by failure to provide photographers access to the property at the photographer’s chosen time.
3D Matterport Tour – A three-dimensional property tour, created with Matterport 3D camera infra-red scans, lets real estate consumers remotely “walk through” a virtual model of a home.
- $249 for the first 1,500 sq. ft.
- $50 for each additional 1,000 square feet
Video Walk-Thru – High-definition video of your property. Filmed by professional Steadicam operator, edited to licensed music, presented as a YouTube link.
- $299 for the first 2,000 sq. ft. interior
- $75 per additional 1,000 sq. ft.
Aerial (Drone) Photography – Bring potential buyers on a bird’s eye view tour of the home and surrounding areas! *Please note that aerial photography and video recording are subject to FAA regulations and local ordinances and are not available in all areas. Weather conditions may also affect service availability. Contact us for availability in your area.
- 10-15 Images – $275

3. Website Listings: ListHomeFlatFee.com has no control of which website cover which listings and therefore makes no guarantee on listing availability on such sites nor the accuracy of content. ListHomeFlatFee.com is not responsible for the removal of any content on those sites related to seller’s property.

5. Buyer Lead Forwarding: If a potential buyer and/or their agents contact us, we will forward their contact information or email for you to schedule showings and answer property-related questions. Each lawn sign is printed with our toll-free number and a unique 3-digit extension, all calls are automatically forwarded to you.
6. Combination Lock Box: This lockbox allows Buyer’s agents access to your property while you are away from home. Buyer’s agents will contact you directly, you confirm the showing request and provide the lockbox combination. The agent then uses the combination to access your property. Lockbox to be returned to us upon sale or cancellation/expiration of listing agreement.
7. Customer Service: Talk with a customer service representative 9 am – 6 pm CST Monday through Friday and 9 am – 4 pm CST on Saturday & Sunday / Emails & Voicemails: Replied within 24 Hours
8. Free Unlimited Listing Charges: For example: Adding/Deleting Photos, Editing Property Description, Pricing, and Status. Can only be done during “Active” listings.
9. Professional Lawn Sign: We will order the installation (and removal) of a 6’ wooden signpost and 30”x18” metal sign in the front lawn of your property by a professional sign installation company within a few business days. (Installing a sign outside certain properties may not be possible including high-rise buildings due to restrictions by Homeowner Associations, Condo Associations, local ordinances, etc.). Unlike some of our competitors that provide a small, cheap corrugated lawn sign and charge for this – we do not charge for the sign, installation, and removal. Each sign is printed with our toll-free number and a unique 3-digit extension, all calls are automatically forwarded to you.
10. Cooperation Broker Commission: Paid to broker who brings buyer to the deal and the sale closes. Cooperating Broker Commission offered to buyer’s broker will be reduced by a transaction fee of $495 at closing (“Transaction Fee”) which is payable to ListHomeFlatfee.com Inc. This Transaction Fee will be deducted from the Cooperating Broker Commission payable to Buyer’s Broker at closing. No Cooperating Broker Commission is paid if a buyer is not being represented by a broker.
11. Listing Cancellation Fee: In the event you want to cancel your listing prior to the expiration of the Listing Agreement, you may do so with no early termination fee by giving written notice to us via email or fax. The upfront listing fee is not refundable or prorated. Please note – Once the listing documents have been submitted back to ListHomeFlatFee.com, we are unable to offer refunds.
The listing can only be canceled when there is no contract pending on the property. Once the request for termination is validated by us, such termination shall be effective within 48 hours.
To cancel the listing you MUST submit in writing by email or by using the Change Request Form sent to us by email (support@ListHomeFlatFee.com) or by fax 847-563-4219.
The listing may still show for a period of time on third-party websites even though we canceled in on the MLS. We have no control over this since we do not own these third-party websites.
